Tax-forfeited land to be sold over the counter
NEW ULM – No bidders came to participate in a public auction Wednesday for two tax forfeited property plats in the City of New Ulm, and the land parcels remain for sale over the counter at the Brown County Auditor-Treasurer office until sales are closed.
Cash-only, over-the-counter sales begin at 8 a.m., today at appraised values plus any extra charges for special assessments levied or for hazardous waste control, certified following the auction.
The parcels are named Dacotah West Addition an Minnesota River Valley Subdivision.
Dacotah West Addition parcels and appraised values are Lots 1-2, Block 1, $45,000; Lots 1- 8, Block 2, $60,000; Lots 1-8 Block 3, $116,000; Lots 1-7 Block 4, $192,500; Lots 1-5 Block 5, $125,000 and Lots 12-16 Block 4, $187,500.
A development agreement was filed Dec. 31, 2007, in the Brown County Recorder’s Office between developers Ronald and Susan Smith and the City of New Ulm.
Properties are located at the end of the Settler Trail, off Dacotah Drive and Cottonwood Street, just west of the Cottonwood River, on the south edge of New Ulm.
Minnesota River Valley Subdivision parcels and appraised values are Lots 3-8 Block 1, $72,000 and Outlot B (8.55 acres), $150,000. Properties are located at the end of Liberty Street, off North Highland at the northwest edge of New Ulm.
Common Interest Community Number 19 Liberty Townhomes (Planned Community) was filed Feb. 24, 2006, in the Brown County Recorder’s Office by Minnesota Valley Properties, Inc.
Extra fees and costs collected at the time of sale include a $25 state deed fee, $46 deed filing fee, assurance fees calculated at three percent of the sale price and a state deed tax calculated according to M.S. 287.21.
Assistant Auditor-Treasurer Jean Prochniak said land parcel prices remain at appraised values. Selling property at any other price would require county board approval.
